房地产行业上市公司财务危机预警机制问题研究

摘 要

改革开放以来,我国经济发展迅速,房地产行业在国民经济中发挥日益重要的作用。然而伴随着市场经济的不断发展、科技的日益进步和全球经济一体化的进一步形成,房地产行业上市公司将会面临更激烈的竞争,迎接更大的挑战,其本身所具有的高投资、高风险、资金密集以及关联度高等诸多特点,无形中给公司的经营发展形成很多危机。加上房地产行业上市公司自身融资渠道狭窄、高负债率、不完善的再融资市场、不科学的财务管理、不健全的财务治理结构以及盲目扩张、缺乏核心竞争力,使得房地产行业上市公司财务在激烈的市场竞争中面临着巨大的危机和挑战,所以,完善房地产行业上市公司财务危机预警机制对公司财务的健康运作显得尤为重要。

因此,本文主要就现阶段我国房地产行业上市公司财务危机的成因及预警机制存在的问题进行分析和探讨,并提出相应的解决措施,完善公司的预警组织结构、信息平台、内部控制制度,科学选取财务指标以及加强公司的财务监管,促进我国房地产行业上市公司财务危机预警机制预警能力的提升,进而推动房地产行业上市公司的健康经营和促进我国国民经济的健康快速发展。

Research on Financial Crisis Early Warning Mechanism of

Listing Corporation in the Real Estate Industry

Abstract

Since China's reform and opening up, there is a rapid economic development in our country, and the real estate industry plays an increasingly important role in national economy. However, with the development of market economy, the progress of science and technology as well as the further formation of global economic integration, the competition of the real estate industry listed companies in the market becomes more fierce , the challenge they are facing with also becomes bigger, the many characteristics of itself, such as high investment, high risk , capital intensive , and high correlation have formed a lot of crisis to the operation and development of listed companies. In addition, due to the own narrow financing channel, high debt ratio, imperfect refinancing market, unreasonable financial management, unsound financial governance structure and blind expansion, lacking of core competitiveness, the listed companies face enormous challenges in the fierce market competition. Obviously, in terms of the operation of the company's financial health, improving the early warning mechanism of listed company financial crisis is particularly important.

Therefore, this paper mainly studies the causes of the listed company financial crisis early warning mechanism of the real estate industry and analyzing the problems existing in the early warning mechanism at present stage. It is important to put forward the corresponding measures to improve the company's early warning organization structure, information platform, the system of internal control system, scientific selection of financial indicators, and strengthen financial supervision to promote China's real estate industry ability of the listed company financial crisis early warning mechanism, and put forward the measures to promote the warning ability of financial crisis early warning mechanism in China's real estate industry listed company, as well as then promote the healthy operation of real estate industry listed companies and the healthy and rapid development of the national economy.
