一、“老烟台公园”立意

烟台拥有特殊的文化。石器、农耕、开埠、海洋、抗倭这些特点是全国其他城市都没有的。特殊的地理位置与海洋一起造就了这个既古老又生机勃勃的城市。

随着几次大的运动和城市建设进程加快,现在的烟台变得面目全非。老烟台到底是什么样子,烟台的历史是什么,烟台的文化载体是什么。“抢救烟台文化,寻找烟台元素”迫在眉睫,为了响应党中央的号召,积极发掘烟台文化,“老烟台公园”承担了这个历史重任,由烟台老街、老建筑、等一系列元素组成了一条绚烂的文化长廊,用景点的形式展现了烟台时间与空间的历史轨迹。

公园开发建设项目是由烟台大海阳石材有限公司在我国大力发展文化产业的背景下,结合烟台的独特文化定位和现有厂区区位优势、石材资源优势、公司品牌地位影响下提出的。

在这里,人们还原老烟台的历史风貌,感受老烟台的文化氛围,享受到文化演出的精神盛宴,品尝到鲁菜文化的精髓,感受到葡萄酒的醇香,体验到生态休闲的快乐。投资方将力争把它建设成为一个文化高地,一个文化开发区。 二、项目基本情况

项目位于烟台市福山区回里镇(烟青一级公路30公里处)。园区前:烟青一级公路;园区后:烟威青城铁;东邻福山回里善疃旅游区,背靠狮子山; 距烟台火车站30公里,距机场10分钟。

三、项目前景

公园建成后将有充足旅游客源。就目前全市年接待游客3400万人次计算,老烟台公园游客量280万人左右。公园将用一流的管理、一流的服务,迎来大量的游客光顾旅游休闲。 四、项目拟建设内容

公园景区以石头为载体,承载着烟台历史的文化变迁。主要拟建内容是:广场功能区、商业服务区、运动休闲区、生态体验区、老码头水景区。五大功能区包括:主入口、烟台老街、人文景观中心、文化广场中心、生态体验中心、品酒小镇中心,涵盖民俗文化、开埠文化、海洋文化、抗倭文化、传教文化、烹饪文化、葡萄酒文化和轻工业文化等。 五、资金来源

本项目总投资1.6亿元,由烟台大海阳石材有限公司筹措。争取政府政策,社会各界,投资入股,银行贷款,风险投资等建设资金。

六、营利模式

老烟台公园由投资各方组建股份制公司,吸收现金,土地,物资,劳务,建设,管理等合资入股,进行股份制经营。

七、结论

此项目完成后,将大大提升烟台的文化品位,再现了烟台的历史,结合生态游、近郊游、绿色农业,是一个极好的项目。
